Most agents are not on a Salary, but are paid on a commission basis, and the average commission based salary would likely be around $70,000 Gross, based on 7 or 8 sales per year.
Just to let you know, there are a high percentage of Agents that sell 3 or less homes each year, for a Gross Income under $30,000.
Speaking from personal experience, an Agent can expect to make between $100,000 - $150,000 if they are working with a team that provides a constant supply of quality leads. Agents on our team consistently earn in excess of $100,000.
As a solo agent, you will need to work hard and prospect to find enough people wanting to buy or sell to make a good living. If you are great at prospecting your income could be unlimited.
This depends on the Brokerage the Agent works for, and also if they are a solo Agent or working on a Team. However, the typical Gross Commission on the sale of a house is 2% to 2.5%.
This depends on the Brokerage. Our company is lucrative in that it begins at a 70/30 split but when the "cap" threshold is reached, the agent keeps 100%. Some brokerages do not have maximum thresholds and the agent must pay a high split on all sales.
As an example, if an Agent sells a house at $400,000, the commission at 2.5% would be $10,000, with 13% HST added on top of that. If they have not capped, the agent would pay their Broker $3000 and keep $7000 within our Company, and Once they Cap, they would keep the entire $10,000 minus some admin fees.
Most Agents don't but sometimes an administrative assistant who does some licensed agent work may get an hourly payment.
