There are many types of Condominium that you'll find for sale on our site. Most people are familiar with the Tall Condo Towers that you'll find in the downtown core, and the smaller low-rise towers with maybe 3-6 floors. But, there are also Townhomes, Bungalows and Terrace Homes, or Stacked Townhomes that are all classed as Condominium Properties.

Condominium fees & what's included

The Condo Fees are always higher in the luxury and larger towers that include fitness centres, saunas and other amenities like guest suites and even the free use of an electric car in some of the newer LEED Certified buildings. Some even have a 24 hour security guard. I've seen some of the condo fees in some of the condo buildings being over $1000 per month, but if you want cheaper condo fees, have a look at the Stacked or Terrace Homes, where those fees can still be just a few hundred dollars, and you are likely getting all the windows and doors as well as the roof covered. Maintenance of the grounds and snow removal are often included in those fees as well.

Will my Condominium Increase in value?

The highest prices for Condos here in Ottawa was not that long ago, around 2009 and 2010 were the high points where all the builders were getting into new projects and the market was buzzing with people buying condos as well as Investors buying new condos to rent them out. We've had a slide in the numbers of sales since 2010 as well as the prices, but we might have come to the end of the big slide as we are now seeing things settle down in 2016, with condo prices up slightly just recently. We are still seeing some condo projects currently being built and sales still seem to be going well for some well planned out projects, where others are not doing so well. Some buildings have changed from condos to rental apartment buildings due to the lack of sales.
