You might decide that you want to by a House that is a For Sale By Owner, or in Today's Market we now have listings that are Mere Postings, where someone has listed on the MLS but are not willing to pay any commission to the Buyer Agent.
In this case, if your Agent does not get paid by the Seller, you might need to pay their commission, or, if the Seller agrees to pay them 1%, you might need to make up the balance as agreed to in the contract.
As an example, if you bought a house for $400,000 and the seller was being difficult and refused to pay any Buyer Agent commission, you might need to fork out up to $10,000 or more plus HST on the closing day.
