Alta Vista - a Neighbourhood in Ottawa South

Situated in the South end of the city, Alta Vista is inside the Greenbelt and home to approximately 25,000 people living mainly in residential townhomes and condominium developments. Homes for sale in Alta Vista are located just South of Ottawa central, and include the smaller neighbourhoods of Riverview Park, Fairview Heights, Applewood Acres, Faircrest Heights, Playfair Park, and Guildwood Estates/Urbandale Acres. 

Alta Vista means high view, and is one of our favourite neighbourhoods in Ottawa with varying characteristics as you move through each of its smaller neighbourhoods. Faircrest Heights/Riverview Park/ Applewood Acres are mainly known for detached housing built in the 1950s and '60s, with some multiple housing near the northern edge of Riverview Park and Kilborn Avenue. While many homes in the area are custom, Campeau Construction was one of the first to build semi-detached tract homes in the area, beginning with post-WWII "Victory Home" one-and-a-half storey homes.

Later, bungalows and split-levels became more popular. Having the luxury of land, these well-maintained large-lot homes are open, spacious and set back from the street. Each home has its own, unique look, with mature trees and a suburban feel. While most of the original homes are still in place, one can see gentrification taking place with new infill homes being constructed, older homes torn down and others extensively renovated to suit open-plan living and state-of-the-art amenities.

Guildwood Estates sub-neighbourhood located south of Kilborn Avenue, west of Walkley-Kilborn greenspace, east of Parkland and north of Heron Road has smaller, more modest housing and is home to approximate 3,200 residents.

Riverview Park in the northeast part of Alta Vista and north of Smyth Road is adjacent to the Ottawa Hospital General Campus and CHEO with easy access to the bus, train or Queensway.

The Ottawa Hospital, CHEO (Childrens' Hospital of Eastern Ontario) and the Riverside Hospital are all located in Alta Vista. A City of Ottawa project saw the construction of a 1.2 kilometre Hospital Link from Riverside Drive to the Hospital Ring Road, and a multi-use pathway along the Hospital Ring Road for pedestrians and cyclists. This will provide a two lane road between Riverside Drive and the Transit way to the Hospital Ring Road, easing traffic congestion along Riverside but local residents are concerned that this will cause heavier traffic through their neighbourhood. 

OC Transpo services the area with multiple bus hubs such as Hurdman Station and Billings Bridge (just across Bank St. from Alta Vista) where you’re able to travel to different parts of the city. If you have a car, it’s a short ride across the Billings Bridge to Old Ottawa South and the Glebe where you have access to many shops, restaurants and entertainment. Billings Bridge (indoor) Shopping Centre, Elmvale Shopping Centre and Train Yards are located in and around Alta Vista. A five to ten minute car ride will take you to the VIA Ottawa Train Station, with inter-city trains connecting you to Montreal, Toronto and across Canada.

There is no shortage of schools in Alta Vista with 6 public elementary schools, 3 public high schools and 4 catholic schools as well as Lycée Claudel, a French private school.
