The Multi-Unit Residential Market update we provide every month covers Two types of Property. First we give you the stats for Smaller Buildings with 2, 3 and 4 Apartments and then we give you the stats for Larger Income Properties with 5 and more units in them.

  • The average price of a Duplex, Triplex or Fourplex in Ottawa is now $688,965, up 10.5%
  • The average price for a building with 5 or more units is now $1,046,038, down by 7.8%

How many Buildings have sold in 2017, compared to previous year?

  • There have been a total of 78 Smaller Properties sold in 2017 so far, up by 46.1%
  • There have been a total of 21 Larger Buildings sold so far, up by 100% over last year

How long are Income Properties take to sell this year?

  • Smaller properties are taking 78 days to sell in 2017, versus 89 days last year
  • Larger buildings with 5 or more units sold in 77 days in 2017, versus 66 days in 2016

How much did sellers' get as a percent of their list price?

  • Smaller buildings with 2-4 units achieved 96.9% of their list price
  • Sellers' of Larger buildings got 94.9% of their listed price
